Welfare Reform Update

The Association is seeing a steady flow of tenants coming through the Portal who are now claiming Universal Credit (UC). We expect this flow to continue, however, the latest announcement from the Government of the migration of all legacy benefit recipients will not now happen as rapidly as expected. This is due to a recent review and decision to trial this with 10,000 claimants.

As at July 2019, Knowes HA had 100 tenants claiming UC.

Performance

Arrears – Gross Arrears in July 2019 were £99,494, which equates to 2.3% arrears, exceeding Knowes HA’s target of 3 %.

Allocations – 23 properties have been allocated in the first quarter of 2019. Average days taken to let has been 4.9 working days with a target of 5 days and 7.2 calendar days with a target of 7 days. This is the re-categorised letting times. When looking at the total days over the year void time was 15 calendar days.

Cumulative void loss as at end of June was £3,945 which means 0.37% of the annual debit has been lost through void properties, therefore we are currently out-with the target of 0.2% for this. Re-categorised was £2,063.85 void loss, or 0.19%. Target for the year is 0.2%.

Anti-Social Behaviour (ASB) – 20 ASB cases reported in in the first quarter of the year. All but one category C cases.

Common Cleaning Contract

The introduction of Common Cleaning Quality Control started in January 2019, with all reports passed to our contractor Caledonian Maintenance to make them aware of any issues which have arisen within particular closes. This will continue for the foreseeable future.
