Welfare Reform Update

The Association is seeing a steady flow of tenants coming through the Portal who are now claiming Universal Credit (UC). We expect this flow to continue, however, the latest announcement from the Government of the migration of all legacy benefit recipients will not now happen as rapidly as expected. This is due to a recent review and decision to trial this with 10,000 claimants.

As at December 2018, Knowes HA had 14 tenants claiming UC.

Performance

Arrears – Gross Arrears increased during the month of December to £144,000, which equates to 2.77% arrears, exceeding Knowes HA’s target of 2.3 to 2.5%.

Allocations – There were 4 lets during December with an average of 9 calendar days and 6.5 working days to prepare and re-let the properties. Overall Knowes HA is standing at an average of 7.1 calendar and 4.6 working days for the year (our target for 2018/19 is 7 calendar and 5 working days).  Two properties were allocated to the Waiting List, one to the Medical List and one to a Nomination.

Void Rent Loss in December was £318.54, equating to 0.09%. Overall the void loss is £11,608.01, equating to 0.42% (our target for 2018/19 is 0.2%)

Anti-Social Behaviour (ASB) – 2 ASB complaints were received in December, all of which were category C cases.

Close Cleaning Contract

The introduction of Close Cleaning Quality Control started in January 2019, with all reports passed to Caledonian to make them aware of any issues which have arisen within particular closes. This will continue for the foreseeable future.
